ISU SEMASA DI RESIDENSI BISTARIA DAN BLOK F
1. Block A-E: Completed and delivered. Huge defects issue which includes structural and water leakages at various site on the roof top. JMB/VICTIMS are engaging KPMG, Syabas, KPKT and SPAN. We have had 2 meetings in the last 30 days. The next meeting is due on 23 Nov 2013. JMB position is that we will not take over the common area until all leakage and defects are adequately repaired.
2. Blok F : There is 3 contractors involved in Block F. Pemborong Jati is the main contractor has completed all works and currently doing minor repairs. They will tar the roads once electrical and lift works completed. Lift works is handled by C-elevator and has been completed. It is pending testing and commisioning once electricity is supplied to the building. The internal electrical work is completed. However the last mile connection to the transformer has not been done. The electrical contractor refuses to continue unless he is being paid. KPMG informed us last week, the matter has been resolved and expect contractor to resume work soon. The new delivery dateline is end Feb 2013.
3. JMB Issues
(1) There is an association in Residensi Bistaria that is led by tenants (penyewa). They have been abusive and behaving aggressively against JMB staff and committee members over the last several months. They have disrupt the JMB actions to do things as agreed in the SPA and the house rules. This people has also been sending out vulgar emails to myself and several others JMB committee members. Several police reports has been lodged. Their intention is to control RB via proxy using some residents. Since last week notice of JMB election is up soon, the attack has increased in intensity.
The latest round rumors created include that myself and the JMB president are being sought by the police. For the record, the Ampang OCPD and the IGP Tan Sri Khalid Abu Bakar knows me personally. If they are looking for me, they know where to find me. To those who knows where I live you are encourage to inform the police as well if you dont trust me.
The latest rumor was created by a TENANT claiming that i have misappropriated hundreds of thousands of dollars from JMB. We challenge those who made the allegation to come forward and make a police report. The PPRB member that created the latest rumor is a tenant and goes by the name K’ McCaroll Nizam. He made a slanderous allegation on Facebook. We are in the midst of identifying this person and will sue him for his last penny.
Another key member of PPRB who is a Johorean has been sending vulgar email using a ficititous name “Amir Latif”. We will do the needful when the time comes. We are keeping our options open . We, the owners of RB must come forward and give full support to the current JMB committee who are not only bunch of hard working people but honest and has not taken any single cent from anyone. VICTIMS for years fought for the rights of the purchaser has never charged any house buyers any fees. The persatuan wants to control JMB because of the potential business arising from there. We ask all owners to take control of the situation at RB and removed these problematic tenants. We work hard towards getting our house and lets not destroy what was built. The persatuan has misled the people that LAD can be claimed from a ” legally bankrupted developer” and unverifies sources claims that people are paying RM1000 per house to claim their LAD. Please be careful. VICTIMS has worked for you before and has no intention of charging anyone even now or the future.
(2) Building Manager. The former building manager was given a contract with 6 months of probation period. A mid term review of his performance was done by JMB and all his short comings identified and he was informed. Unfortunately he did not improved himself. On the 15th Dec 2013, JMB has decided not confirm his contract in view of not meeting JMB performance requirements. Hence his last day is on the 15th Dec 2013. He is no longer authorized to act or do any transaction for the JMB. He has been asked to vacate his office on the 15th Dec 2013 but refuses to do so and using the Persatuan to protect his job.
The Persatuan Penyewa did not hire him. JMB did and as employer and employee relationship we are bound to do the right thing. The persatuan pernyewa is intervening and try to create chaos. We will not employ people and use owners money to pay someone who cannot do the job for us. We thank him for his services.
