Block D and E – Documentation for delivery process
Block B,C and F: Actively working on site
There is no word from developer when they want to deliver block A,D and E but we suspect soon. If that do not happen, they will deliver together with BCF by Dec 2011.
IWSS – Water supply system- No major work other than material delivery and cleaning up
In preparation to receive keys for Block A,D and E, we believe that there will be many parties that want to rent out, renovate and sell their units
To ensure that we get maximum value of our property, committee will come out with guidelines on placement of astro antenna and aircond units to ensure that our buildings remains beautiful and will command good value. For sale or rental, the committee will appoint ONE real-estate agent to handle for the owners who wants to use their service. For those who don’t want they can rent out or sell on their own. The aim is that we want to push the property price up to recoup our losses. We are now estimating the value of the property and for apartment unit on 1st floor, we believe it will fetch a price of RM170K and rental of RM900. The higher the floor the higher the value. The appointed agent will be asked to work within a price guidelines
Block PKS/PKSR – Committee is exploring several options (a) Push it into abandoned category and force KPKT to come in (b) Sell the land to 3rd party and refund house buyer with profit. (c) Demand that developer give the land to a company owned by the PKS/PKSR unit owners. Things are at discussion stage only.
